Full-Service Property Management Fees
Tired of the headaches that come with managing your rental property? We’ve got it handled. Choose one of our Management Plans to help you deal with tenants, coordinate maintenance and minimize risks. The property management prices below are a percentage of the combined monthly rent of your properties. For example, if you have two properties renting for $1200 per month, and one property renting for $2000 per month, your property management fees would be 8% of the $4400 combined rent. Tenant placement fees not included.
For our full service property management clients, there is a tenant placement fee of 50% of one month’s rent (minimum $750) which includes advertising, property showings, tenant screening, and lease preparation.
If your property has existing tenants, there is a $100 dollar tenant fee, or $150 fee for preparing a new lease for an existing tenant.
*Whenever possible, Real Property Management North Puget Sound leverages our staff and experience to handle property maintenance and repairs. In the event we leverage an outside vendor for specialized repairs, there is a small maintenance coordination charge separate from standard property management fees.

Preventative Maintenance Reviews
Real Property Management North Puget Sound provides Preventative Maintenance Reviews for your properties twice per year. Our staff will evaluate the property for any property concerns, recommended maintenance, and overall property health. We will provide you with a report on your property including pictures. The cost for our Preventative Maintenance Reviews is $95 per occurrence.
Our Diamond Guarantee, available for $35 per month, protects your investment four ways:
- Rent Payment Guarantee – If a tenant placed by RPM fails to pay rent by the last day of the month due, RPM shall pay to the owner the amount equal to the unpaid rent less expenses owed to RPM.
- 30 Day Placement Guarantee – RPM agrees to find and qualify a suitable tenant for the property 30 days from the date the property is in rent ready condition. Should Manager fail to find a tenant in the agreed time, manager shall discount the leasing fee, outlined in the Management Agreement by 50%
- Tenant Term Guarantee – RPM agrees to find, qualify and place a replacement tenant, without cost to the Owner, should the tenant placed by Manager fail to fulfill the first term of their lease.
- Eviction Protection Guarantee – Real Property Management agrees to pay legal fees and court costs in connection with an Unlawful Detainer Action for all tenants who qualify under normal screening standards, as listed on our application, that are placed in the property by Manager.

Lease Only Fee – If all you need is a qualified tenant, our Lease Only plan is the solution. We will advertise, show your property, and thoroughly screen applicants to fill your rental property with a quality tenant. Leasing prices are based on one month’s rent.
